Construction Phase

Mobilization:

  • Set up the construction site, including temporary facilities, access roads, and safety measures.
  • Establish on-site offices, storage areas, and utilities as needed.
  • Coordinate with subcontractors and suppliers to mobilise resources and equipment.

Site Preparation:

  • Clear the construction site of any obstacles, debris, or vegetation.
  • Grade the site to prepare a level surface for construction.
  • Install temporary erosion control measures to prevent soil erosion and sediment runoff.

Foundation and Substructure:

  • Excavate foundation trenches according to design specifications.
  • Install footings, piers, or piles to support the building structure.
  • Pour and cure concrete for foundation walls and slabs.
  • Install underground utilities, such as plumbing, electrical, and drainage systems.

Superstructure Construction:

  • Erect structural elements, such as columns, beams, and floor slabs.
  • Assemble prefabricated components or structural steel if applicable.
  • Construct exterior walls, partitions, and roof systems.
  • Coordinate with trades to install mechanical, electrical, plumbing, and fire protection systems.

Enclosure and Exterior Finishes:

  • Install exterior cladding materials, such as brick, stone, glass, or metal panels.
  • Apply weatherproofing membranes, insulation, and vapor barriers.
  • Install windows, doors, and curtain walls to enclose the building envelope.
  • Apply exterior finishes, such as paint, stucco, or siding.

Interior Construction:

  • Frame interior partitions and walls according to architectural plans.
  • Install interior finishes, flooring, ceilings, and trim.
  • Coordinate with trades to install MEP systems, including HVAC, plumbing, electrical, and fire protection.
  • Construct specialized spaces, such as kitchens, bathrooms, and service areas.

Fit-Out and Installation:

  • Install fixtures, fittings, and equipment as per design specifications.
  • Coordinate delivery and installation of furniture, cabinetry, appliances, and signage.
  • Complete final detailing and touch-ups to ensure a finished appearance.
  • Conduct quality inspections and testing to verify compliance with standards and specifications.

Commissioning and Testing:

  • Test and commission MEP systems to ensure proper functioning and performance.
  • Conduct functional testing of equipment, controls, and safety systems.
  • Verify compliance with regulatory requirements and industry standards.
  • Address any deficiencies or issues identified during testing and commissioning.

Punch List and Finalization:

  • Compile a punch list of remaining tasks, deficiencies, and touch-ups.
  • Address punch list items promptly to achieve substantial completion.
  • Conduct final inspections and walkthroughs with the client to ensure satisfaction.
  • Obtain final approvals and sign-off from the client and regulatory authorities.

Occupancy and Handover:

  • Prepare the building for occupancy, including cleaning, safety inspections, and final preparations.
  • Coordinate with the client to facilitate move-in and occupancy.
  • Provide training and orientation on building systems and maintenance procedures.
  • Complete documentation, including record drawings, as-built documents, and warranties.

Project Closeout:

  • Complete financial closeout, including final payments, lien releases, and financial reconciliations.
  • Compile project documentation, including closeout reports, operation manuals, and warranties.
  • Conduct a project review to evaluate performance, lessons learned, and opportunities for improvement.
  • Celebrate project completion and acknowledge the contributions of the project team.
