Buildcom Construction was contracted by a private client to construct a medical facility in a new, bustling residential estate, located in Piara Waters, Western Australia.

The medical centre comprises of five consult rooms, a surgery room, pathology and a pharmacy as well as a meeting room, staff room and a ground floor tenancy for future expansion.

 

Customised Solution:

Our client required a few particular components to be included in the fit-out. Due to the facility being medical, privacy and the travel of sound needed to be considered.

All internal walls to the medical facility are stud walls, comprising of 76mm steel studs, with three layers of 13mm gyprock in total. With the extra layer of qyprock the sound between consult and surgery rooms is kept to a minimum.

Plumbing to the building was another area that needed the acoustics controlled. Pipe Acoustic Lagging was applied to all the internal pipe work to reduce the sounds that may come from flushing of toilets and use of taps within the facility. Consult and surgery rooms were fitted with necessary basins, whilst the bathrooms were all fitted with soft-close seats to reduce noise.

Schindler was the choice of lift by the client, the chosen model was 3300EU which includes fire alarm control, intercom and automatic evacuation. The lift installed accommodates nine passengers with a rating load of 675kg. It was required to be compliant with a standard St John Ambulance CPAT stretcher, as to provide first floor access for patients.

The flooring to the premises was chosen based on slip-resistant, longevity and obviously the most sterile of choices. Medical grade vinyl was installed to the surgery room and commercial grade vinyl to the staff meeting and lunch room.

Due to the medical nature, Dulux “SteriGuard” was chosen for the internal painting. The SteriGuard is used for premises where chemical and harsh cleaning may be required to keep an area sterile. This type of paint will ensure less need for re-painting in the future.

Results:

The client was very pleased with the final results. Buildcom was commended on the finish and the time in which it took to deliver a high-specification build. The build has attracted a large number of General Practitioners interested in occupying the facility.
